Senior Project Manager - Construction

Job Description:

The Senior Project Manager (SPM) will oversee multiple projects as Landmark project executives.--SPMs are the leaders and managers of their respective projects and teams (field and project management staffs).--SPMs will manage expectations and relationships across all internal departments leveraging the full benefit of Landmark's vertically integrated structure.--In addition to supervising and coordinating the safe completion of projects on time, within budget and the quality standards specified, the SPM manages all aspects of a project including design constructability, design to budget, planning, scheduling, logistics, scope control, contract documents, cost control, etc.--He/she will delegate project management operations to the Project Manager II and field operations to the Lead Superintendent, as well as more day-to-day functions to other project team members while maintaining overall responsibility for the success of the project. The SPM coordinates onboarding and training for their project staffs. --He/she may also be engaged in more global initiatives and strategies intended to continually improve and innovate Landmarks approach to development and construction. Qualifications:Experience: --Minimum 10 years of experience in multi-family and/or mixed use building construction.--Should have experience managing all aspects of a project within a vertically integrated environment (design, precon and const).Education:--Four-year college degree or demonstrated equivalent experience.Other: --Proficient computer skills in word processing, accounting software, spreadsheets, scheduling software (P6/Primavera, Microsoft Project or equivalent) and job cost software (PROCORE, PROLOG or equivalent).--Uphold a high level of professionalism and possess personal traits such as critical thinking, interpersonal, organization, ethics, results driven, teamwork/collaboration, integrity/trust, strong execution and leadership skills.Duties and Responsibilities:1.----------Leadership and oversite of all aspects of the project including permits, easements and encumbrances, buyout, contracts, insurance, risk management, micellaneous duties, scheduling, cost control, issue resolution, meetings, monthly billings (including reconciliation and focecasting), developer/owner/equity partner documentation, reporting and document control, shop drawings and submittals, drawings, site logistics, contractual correspondances, RFI, change management, safety, quality, field support, project and financial closeout, commissioning, punchlist and owner closeout.--2.----------Accountable to contractual agrements between Construction/General Contractor and Owner/Developer, and responsible to lead and ensure internal cross department collaboration.--This includes understanding all aspects of the GMP Contractor contract, Lender Agreement, JV Agreement, Development Agreement and any other project related agreements to ensure that Landmark is protected and operates within the requirements of those agreements as it relates to construction activities.3.----------Oversee the project startup including but not limited to:a. Design review of schematic design (SD), design development (DD), construction drawings (CD), interior design (ID), and project specifications------i.--------Including constructability and budget review of drawings ------ii.--------Coordinate cost review meetings and / or VE meetings as necessaryb. GMP contract template and project specific exhibitsc.--Qualifications and assumptionsd. Preconstruction estimate to GMP schedule of values/project budget conversion e. Project buyout processf.--Construction easements, access and other agreements (i.e. right-of-way/lane/sidewalk closures, traffic control plan, erosion control plan, air right needs/FAA requirments, crane swings, soil nails, drop zones and staging areas, site trailer/office, etc.)g. Third party consultant agreements (i.e. building envelope, pool consultant, safety, survey, material testing/special inspections, additional borings/geotech, DEM/NPDES monitoring, site cameras, BIM, ADA, etc.)h. Management of drawing progression from 85% CDs to 100% CDs4.----------Oversee that Landmark project management processes are being properly implemented.--Process examples may include onboarding/training, PROCORE, document control, cost/financial management, document control, scheduling software, quality management, safety, standards/specifications, closeout, etc. in collaboration with the Landmark construction operations department5.----------Oversees and reviews project reporting and archiving.Other duties and responsibilities include:1.----------Oversee project specific safety program by ensuring that project team are following the Landmark safety program and including periodic safety audits.2.----------Oversee project quality management program in partnership with construction operations by ensuring that project team are following the Landmark quality program and that items identified in internal and external inspections are being addressed immediately and properly closed out.3.----------Verify that subcontract agreements, purchase orders or other agreements are complete and that all insurance requirements have been satisfied and are in compliance with Landmark standards prior to subcontractor mobilizing on site.--No subcontractor will be paid without insurance requirements in place.4.----------Oversee all project schedules, look aheads, block schedules, etc to ensure accountability and consistentcy.5.----------Oversee administrative procedures for the project that satisfy the contract requirements and all items necessary for the efficient and proper execution of the work.--All procedures are to be in accordance with established "Landmark Policies and Procedures Handbook". 6.----------Monitor all construction documents for appropriate construction details, completeness of information, potential design deficiencies, code violations, constructability, etc.7.----------Assure that each team member and their supervisor knows and understand their duties, responsibilities, and authority on the project team and how they relate to other team members.8.----------From initial buyout through final closeout and payment, ensure that the project costs are properly controlled and forecasted.--This includes the maintenance of buyout logs, change order logs, cost reports, etc. through PROCORE or Excel to be carefully monitored and kept up to date.--(NO EXCEPTIONS)9.----------Ensure all progress reports and executive reporting on costs, schedule, etc. are thorough and accurate.10.----Oversee the pay application process and that documents are promptly and properly submitted, payments promptly received, and funds properly dispersed to subcontractors and suppliers. This includes the timely review, approval, and processing of payment applications and payments in collaboration with accounting. 11.----Keep management informed on all appropriate matters as to the status of the schedule and financials12.----Responsible for the development of all personnel assigned to the project(s) by monitoring performance, reviewing evaluations, varying assignments, mentoring and roadmapping career paths, and promoting a positive project morale.13.----SPMs must communicate plainly, and be direct with requests and instructions.--Make sure others clearly understand instructions and your intended course of action.14.----Coordinate and provide agendas for all project(s) staff meetings.15.----ALL DUTIES OF THE PROJECT MANAGER II, PROJECT MANAGER I, ASSISTANT PROJECT MANAGER, PROJECT ENGINEER, LEAD SUPERINTENDENT, SUPERINTENDENT AND ASSISTANT SUPERINTENDENT, ARE THE ULTIMATE RESPONSIBILITY OF THE SPM.Employee Development:SPMs are responsible for developing and leading all project management and administrative staffs through continuous training and encouragement.--Below are some examples of ways that this can be promoted:1.----------Assignment of roles and responsiblities and new tasks.2.----------Set a time frame within which each assigned task should be completed.--This will assist in teaching both responsibility and time management.3.----------Share your own knowledge and experiences with project engineers and assistant project managers. 4.----------Teach project staff how to organize their workplace, which will increase productivity.5.----------Provide opportunities for stretch assigments for motivated and capable project team members.6.----------Demand excellence and set a good example7.----------Recognize achievements of team members and the project8.----------Communicate expectations and a roadmap for career pathing and positive career growth9.----------Create and influence a sense of ownership and investment in the projects and company10.----Empower teams and encourage input, authority, innovation and more while also keeping accountabilityLandmark Construction Mission: Driven to achieve superior results through vertical integration and the pursuit of excellence in the buildings we deliver.
